Construction begain: Pre-construction meeting took place on March 4, 2019
Site work nearly complete, model underway.
Occupants: A 41-unit single-family housing development in a gated community.
Status: Work for west phase nearly complete. Model and several additional units underway; scheduling paving for intersection.

Frequently Asked Questions

1.    Where can I learn more about the IXL Learning Center?
IXL Learning Centers are currently located in Northville, Berkley, and South Lyon. You can learn more at ixlkids.com.
2.    Where can I access the site plan?

3.    What improvements are proposed to the site?
The applicant is proposing to improve the parking lot, renovate the interior of the clubhouse, demolish the existing pool and replace it with a playground for the learning center, provide additional landscaping, and relocate a portion of existing pathway to account for the play area.
4.    What will happen to the existing golf course?
According to the applicant, the golf course will most likely not be maintained as a golf course. The applicant is exploring a number of options, including potentially turning the traditional golf course into a disc golf course. At a minimum, the applicant has indicated that the lawn will be cut on a regular basis and maintained as open green space for the residents of the Maples of Novi.
5.    What will happen to the maintenance building located on the property?
According to the applicant, the maintenance building will continue to be used to store equipment used to maintain the open space (i.e., lawn equipment, etc.)
6.    How will  traffic from this development be addressed?
The applicant intends to use the existing entrance drive from Wakefield Drive and use the existing parking lot for the learning center.
7.    How would any future development on this site be addressed?
Any potential future development would have to be an approved use as part of the Planned Unit Development (PUD) Agreement and Area Plan. Any use not consistent with the approved agreement and plan would require the applicant to file for a request to amend the PUD Agreement and Area Plan.
8.    Will more information be provided before the public hearing?
Yes! The applicant will provide additional information to the Community Development Department, as requested by the City's staff during the initial review, and a packet containing that information will be provided as a PDF on the Planning Commission's agenda for the meeting. That page is located here and is expected to be updated by Saturday, June 5th, the weekend before the Planning Commission meeting.

New Information

9.   What was the result of the Planning Commission meeting held on June 9th?
The Planning Commission heard a report from the city staff and the applicant on the proposed request and the public hearing was held. The Planning Commission made a motion to postpone a decision or recommendation on the request to allow the applicant time to address some of the concerns that were raised in the review letters and public input.
10.  When will this request return to the Planning Commission for a decision?
The applicant has indicated that their intent is first to set up meetings with the Maples of Novi residents to share additional information about the proposed changes, and to start a dialogue directly with the residents. Following those meetings, the applicant will provide additional information to the City. Once that information has been received, the City will send out notices to the residents of the Maples of Novi of a new public hearing in front of the Planning Commission.

Proposed Occupants: Mixed-use development with two four-story, multi-family residential buildings with a total of 253 apartments and a single-story commercial building. The Preliminary Site Plan was approved, and a revised Prelimary Site Plan was submitted. The city is awaiting the submittal of the Final Site Plan.
